Bracing for a low-ball offer

Bracing for low-ball offerI've had the same agent call me almost every day for the last 10 days. She has a buyer who is interested in a listing I have in Santa Rosa.

At the beginning of every phone call, she asks if I have received any offers. Once she hears "no", she proceeds to tell me everything that is wrong with the property. It needs this ... it needs that. I have yet to hear one positive thing out of her mouth. At the end of every call she tells me they will be submitting an offer.

After hanging up the phone I ask myself ... was that phone call yet another $20K reduction in their preconceived offer price? Are they bracing me (daily, I might add) for their lower-than-yesterday's yet-to-be-received low-ball offer?

Today was no exception. All I wanted to say was just ... submit ... your ... offer. What is the point of calling one day to complain about the roof, the next day to complain about the septic, the next day to complain about the driveway, the next day to complain about the electrical wiring ... then announce you are going to submit an offer that never materializes?

Part of me wants to ignore future phone calls from her. Part of me wants another agent to step in and submit an offer while she is still figuring out what to complain about next. And the most damaging part about her phone calls is that MOST of me doesn't want to have anything to do with an offer from her client.

If the pre-offer messages I get from this agent  is bad enough, can you imagine what going through an entire escrow would be like?

So here I am, bracing for a low-ball offer. It's supposed to arrive yesterday tomorrow.
